The Acquisition Analyst will report to the Head of Acquisitions and work closely with the broader Acquisitions team to identify, underwrite, and execute new real estate investment opportunities across multiple asset types and geographies. This role will be instrumental in driving the company’s growth strategy by supporting the full lifecycle of the acquisition process, from sourcing through closing.
Key Responsibilities
- Underwrite prospective acquisitions using detailed pro forma models, forward cash flow projections,
- Support the acquisitions team in sourcing new investment opportunities through broker relationships, industry contacts, and market research.
- Prepare investment memoranda and presentations for internal investment committee and capital partners.
- Conduct comprehensive market, demographic, and property-level research to support investment thesis and validate underwriting assumptions.
- Coordinate and manage third-party reports, including appraisals, environmental, zoning, and engineering studies during due diligence.
- Assist in structuring joint ventures, partnerships, and debt financing to support transactions.
- Liaise with legal, property management, development, and accounting teams to support the closing and transition of new acquisitions.
- Track and report on pipeline activity, market trends, and comparable sales to help inform strategy and deal evaluation.
- Analyze and benchmark operational and financial metrics of target properties to identify opportunities for value creation.
- Support capital raising efforts by preparing materials and participating in investor meetings as needed.
General Background And Minimum Requirements
- Bachelors degree required, ideally in real estate, finance, business or a related field.
- 2-4 years of real estate investment or asset management experience including involvement in operational, asset and portfolio strategies. Experience across various assets classes and in multiple markets a benefit.
- Strong proficiency in Argus, Microsoft Excel and Powerpoint
- Proven ability to interact effectively with employees at all levels, including senior executives.
- Strong analytical and problem-solving skills, with a demonstrated ability to interpret complex financial models.
- Ability to adapt to new challenges in a dynamic and fast paced environment while handling multiple projects
